I interviewed so many realtors before finally deciding on Will and Ken to help me with my purchase of my first multi family property. I chose them because they seemed the most experienced in the space, and I liked that they also had a property management company in case I ever needed those services in the future.
Ken was my main point of contact throughout the buying process and it was a great experience. My favorite parts about working with this team were:
1. They truly work in your best interest. Some other agents may push you to close on a deal purely because it will get them paid faster. Ken was absolutely not like that. He was not afraid to say “I don’t recommend moving forward with this deal.” He wanted to make sure you felt comfortable in your decision and felt good about moving forward. Even after we entered escrow, he made sure to check in with me that I am still feeling good about the transaction, and reiterated that we can cancel escrow if we needed to. We ended up cancelling escrow on a property where we found major issues, and Ken was very supportive throughout the whole process.
2. They really know their stuff. If you are looking for a team that knows all of the little nuances about buying multi family and property management in LA, this is the team for you. There were so many small details, like rent freezes, permits, inspections, etc. that I would have never known if not for this team. Even though I was working with Ken and Will on the real estate side, Diana on the property management side went out of her way to answer my questions about property management. They are some of the most knowledgeable people in the space, especially for the LA market.
3. They are well connected. The property I ended up purchasing was an off-market deal brought to me by their team. This helped because there was no competition for the offer, and it expedited a lot of the process. Especially in this competitive market, off market deals are where you can still find a lot of value, so you need a well-connected agent. This team is that and more. In addition, because of their property management business, they are very well connected to plumbers, handymen, contractors. inspectors, etc. I will definitely continue to lean on them as I manage my first property.

The three points above were the highlights of my experience, but overall it was such a pleasant experience working with them. The cherry on top was they even sent me a gift basket and Lowe’s gift card after I closed! Small detail, but was a great end cap to a long buying process. I’m very happy with my decision and will continue to work with them for future purchases.

I was looking for a reliable and trustworthy service during a difficult time. Although Tiao Properties did not offer the amenities I was looking for, they still took the time to answer questions and referred me to the proper channels. I'm certainly keeping their info for future reference.

This has been my 4th rental property. Up until now, my landlords have been nightmares! From not taking care of a roach infestation to ignoring electrical issues for months. I’ve been renting from Tiao properties for a few years, and I’ve never had a better landlord! They are very kind and responsive. They take care of any concerns or issues in a timely manner. They did a full walk through with me at the start of my lease and took note of my concerns. They fixed all the issues that were noted from the beginning. This was my first time living alone to really figure out myself and my life. It meant everything to have good landlords that I knew would take care of me when something came up. I just purchased a large apartment building through Will Tiao, and was thoroughly impressed with his and his team's professionalism throughout the deal. Will did an incredible job marketing the property, and because of that, I knew this was going to be an extremely competitive situation (which it was). Will represented me on the deal, and was straightforward in telling me that he was representing other parties. I was impressed with how open and fair he was with the whole process. He communicated clearly, letting me know exactly where my offer stood, and eventually with his guidance was able to land the deal. Once we opened escrow, he made sure everything was smooth for myself and the Seller. 1) Knowledge of Market
I opted to invest in an area that I was pretty unfamiliar with but heard murmurings about it being an up-and-coming area. Will was able to provide the much-needed context & insider scoop about the area — an area he's been following for 3-4 years now.

2) Deal Sourcing
He identified an off-market property that wound up appraising for more than $100K over what I paid. Not mad at that!

3) Client Service
Trust. I trust that Will & team have my back. I'm a naturally skeptical person, so it's hard for someone to build trust so quickly with me. I appreciated his candor — both good & not-so-good — about the property. He's quick to respond whether it be via text, email or phone.

If you are SERIOUS about selling your home (or duplex in our case) and get the best price for it and service, then I wholeheartedly recommend you to contact and sign a contract with Will Tiao and his highly efficient team. Or just get a no-frills consultation from him! We made the mistake of listing with another real estate agent, without doing due diligence, and she sat on our properties wasting a whole year without even bringing one offer–any offer as we told her! Then we found Will (on Yelp!) and we have never looked back. We got the best personal service and several offers and our property was sold at an excellent price and way over what was listed with the previous agent. I was originally skeptical after our bitter experience with the previous agent and was hesitant with Will, but he pleasantly proved me wrong. He also gave us a commission break as he also found the buyer (no third party). Please get moving with Will, who has many potential investors, if you are serious about selling, buying, getting the best service, flexibility and an expert! Mark my word, you will not regret it.

Will Tiao did a phenomenal job helping us sell a multi-family apartment building we inherited and had not personally managed. Not having any real estate experience ourselves, the thought of trying to sell a very old building with long-term tenants and low rents was daunting. But Will’s in-depth knowledge of our area and the market, and his personal as well as professional experience in dealing with properties such as ours, inspired our confidence. But before we decided to list with Will we wanted to talk with a few other agents and Will graciously encouraged us to do just that. Will, Diana, Mary Jo and Mario have been a godsend for me. I recently moved internationally, and had planned to have my home sold before we left. I hired one of the best known brokers in Silver Lake (won't name them here!) and was stunned at their total failure to deliver even a single offer on a gorgeous home in a prime Silver Lake location. Will diligently pursued all the listings as soon as they came up and advised us on which properties suited our goals and needs. After the purchase, we hired them to do our property management as well. The transition was seamless. Will, his wife, Diana, and Nelle (their assistant) have done a fantastic job with the property management. The change of ownership was a bit rocky at first as the previous owner did not notify the tenants until practically the day before COE of the change in ownership. Nelle jumped right on it and worked with the tenants to explain the new ownership and collected rent from 12 tenants. They are very knowledgeable on the rent control laws and experienced on how to handle tenants. They respond very quickly to us (landlords) and tenants. We are very happy with their professionalism and expertise and would highly recommend them to anyone looking to buy, sell, or someone in need of property management.

I was searching around for a property management company and came across Tiao properties through Yelp.They gave us insight to all that they do in regards to property management and some referrals to great experienced vendors.They have a great online property management system that takes care of rent payments even repair requests. Will and team have been very professional managing the property, even helped mediate a good conclusion with a problem tenant.Besides being a great property management team, Will is very knowledgeable in all things real estate. My husband and I are first time investors in real estate. Investing in residential real estate can be overwhelming with all the different choices, but Will and Diana helped put us at ease by making every step of the way very clear and easy to follow. Was super helpful in referring me to an escrow company in California that could help us out. We are located in Pennsylvania so trying to transfer land from mom to son and finding someone in PA with a California license has been difficult. They recommended someone and were extremely nice and prompt with their responses. Nice people they are. ^_^

We reached out to Tiao Properties to rent our 4 bedroom house in Burbank and instead they sold our house. We could not be more pleased. COVID has created so much disruption and uncertainty for the world. We feel so lucky to have Will and Diana by our side – clearly and confidently navigating us through every step of the sale, managing our expectations, and delivering to them.

Back in May, our family bought a house in a different state as an investment property. We were planning to renovate and use it as a rental property. In July, we decided to relocate for the remainder of the summer and invited Will to look at our Burbank home. He felt confident that we could get over the average price of a Burbank rental. Maybe we should consider living in our other home? At the end of the summer, we decided not to return to Burbank. We came back in October to pack up the house and get it ready for rental. Diana did a thorough walk-through of the house. We took all her recommendations for home improvements and her team handled it.

After looking at comps and the real estate market, Will encouraged us to sell. We quickly ran the numbers, spoke to our trusted advisors, and agreed.The house was ready for viewing by November. After one open house, we had 4 offers above list price. Will carefully discussed our options, never pushing us in any direction. Granted we were in a situation where there were no bad options, he did a really good job of providing just enough detail for us to see the right option. We completed escrow last week and are now looking for our next investment opportunity.

She never actually succeeded in showing us a home we liked. I don't think she really took the time to understand what was important to us. We found our Burbank home on our own, but went through her for the purchase. And then she disappeared to Burning Man when we were closing on the house.
