We reached out to Tiao Properties to rent our 4 bedroom house in Burbank and instead they sold our house. We could not be more pleased. COVID has created so much disruption and uncertainty for the world. We feel so lucky to have Will and Diana by our side – clearly and confidently navigating us through every step of the sale, managing our expectations, and delivering to them.

Back in May, our family bought a house in a different state as an investment property. We were planning to renovate and use it as a rental property. In July, we decided to relocate for the remainder of the summer and invited Will to look at our Burbank home. He felt confident that we could get over the average price of a Burbank rental. Maybe we should consider living in our other home? At the end of the summer, we decided not to return to Burbank. We came back in October to pack up the house and get it ready for rental. Diana did a thorough walk-through of the house. We took all her recommendations for home improvements and her team handled it.

After looking at comps and the real estate market, Will encouraged us to sell. We quickly ran the numbers, spoke to our trusted advisors, and agreed.

The house was ready for viewing by November. After one open house, we had 4 offers above list price. Will carefully discussed our options, never pushing us in any direction. Granted we were in a situation where there were no bad options, he did a really good job of providing just enough detail for us to see the right option. We completed escrow last week and are now looking for our next investment opportunity.

We are very happy with the level of communication, access, and speed at which Tiao Properties responded to our needs. We also really appreciate that they pointed us to a better opportunity when they could have kept us as a customer for a longer period of time. These are highly intelligent and trustworthy people who not only listened to our concerns, but also showed us where we should go.

As a point of comparison, we used a different realtor when we bought the Burbank home. She never actually succeeded in showing us a home we liked. I don’t think she really took the time to understand what was important to us. We found our Burbank home on our own, but went through her for the purchase. And then she disappeared to Burning Man when we were closing on the house.

When you’re dealing with one of the biggest financial transactions of your life, it’s really important to pick the right team. While we are sad to say goodbye to Burbank, we feel that we made the right decision for our family. Thank you, Tiao Properties!

Worked with Ken and Will on my last duplex purchase. First off, market conditions are pretty rough right now and finding an investment property in the SoCal area proves to be near impossible. After months of searching, we finally identified a great deal. Got accepted on the first offer. Ken helped negotiate a very favorable deal in my favor. It was one of the more difficult transactions as the seller did not perform to no fault of ours. Despite that, these two calmly guided me through the turmoil and helped negotiate our way through it to get the deal done. Honestly, I lost my cool a few times and these two professionally kept my eyes on the prize. In the end, it all worked out and I pocketed an extra chunk of change to work on the property.

Real estate transactions are an absolute nightmare. They’re surrounded with huge financial obligations, stress, and can tax you beyond the breaking point. That is why it is so incredibly important to surround yourself with broker’s that represent YOU with integrity and honesty. Give yourself the chance to work with Will and Diana Tiao. Not only are they exceedingly proficient and resourceful, they are great people. Yes, I had 10 offers within one week of listing. Yes, they alleviated stress by referring me to trusted skilled tradesmen (extremely important). But, what sets them apart more than anything else? They actually care. Do yourself a favor and give them a call. It starts with a conversation that can create a relationship that’ll last you a lifetime.

I interviewed so many realtors before finally deciding on Will and Ken to help me with my purchase of my first multi family property. I chose them because they seemed the most experienced in the space, and I liked that they also had a property management company in case I ever needed those services in the future.
Ken was my main point of contact throughout the buying process and it was a great experience. My favorite parts about working with this team were:
1. They truly work in your best interest. Some other agents may push you to close on a deal purely because it will get them paid faster. Ken was absolutely not like that. He was not afraid to say "I don't recommend moving forward with this deal." He wanted to make sure you felt comfortable in your decision and felt good about moving forward. Even after we entered escrow, he made sure to check in with me that I am still feeling good about the transaction, and reiterated that we can cancel escrow if we needed to. We ended up cancelling escrow on a property where we found major issues, and Ken was very supportive throughout the whole process.
2. They really know their stuff. If you are looking for a team that knows all of the little nuances about buying multi family and property management in LA, this is the team for you. There were so many small details, like rent freezes, permits, inspections, etc. that I would have never known if not for this team. Even though I was working with Ken and Will on the real estate side, Diana on the property management side went out of her way to answer my questions about property management. They are some of the most knowledgeable people in the space, especially for the LA market.
3. They are well connected. The property I ended up purchasing was an off-market deal brought to me by their team. This helped because there was no competition for the offer, and it expedited a lot of the process. Especially in this competitive market, off market deals are where you can still find a lot of value, so you need a well-connected agent. This team is that and more. In addition, because of their property management business, they are very well connected to plumbers, handymen, contractors. inspectors, etc. I will definitely continue to lean on them as I manage my first property.

The three points above were the highlights of my experience, but overall it was such a pleasant experience working with them. The cherry on top was they even sent me a gift basket and Lowe's gift card after I closed! Small detail, but was a great end cap to a long buying process. I'm very happy with my decision and will continue to work with them for future purchases.

Will Tiao did a phenomenal job helping us sell a multi-family apartment building we inherited and had not personally managed. Not having any real estate experience ourselves, the thought of trying to sell a very old building with long-term tenants and low rents was daunting. But Will's in-depth knowledge of our area and the market, and his personal as well as professional experience in dealing with properties such as ours, inspired our confidence. But before we decided to list with Will we wanted to talk with a few other agents and Will graciously encouraged us to do just that. He was never pushy but was always ready to talk with us and offer his help.

As a seller I wanted an agent that I felt comfortable working with but also one that I thought would represent us well to potential buyers. Will was personable and professional and demonstrated solid media and marketing skills. Having interviewed other agents we felt that some wanted to list high because they thought that's what we wanted; others wanted to list low because they saw all the downsides of the property. We felt Will's recommended listing price was the most honest and realistic and based on a strategy which resulted in our final sales price being $200,000 over the listing price. We couldn't have been more pleased.

During a crazy seller's market, Will handled the onslaught of calls and offers with ease. He was patient and coached us through the process of selling and doing a 1031 exchange. Will worked diligently to keep the sale moving forward smoothly despite some unexpected glitches. Will has a ready laugh that kept things light when I started to get stressed. Will was definitely a godsend and we highly recommend him and Tiao Properties.
