My five-star rating is based on three criteria: 1) Knowledge of Market I opted to invest in an area that I was pretty unfamiliar with but heard murmurings about it being an up-and-coming area. Will was able to provide the much-needed context & insider scoop about the area — an area he's been following for 3-4 years now. 2) Deal Sourcing He identified an off-market property that wound up appraising for more than $100K over what I paid. Not mad at that! 3) Client Service Trust. I trust that Will & team have my back. I'm a naturally skeptical person, so it's hard for someone to build trust so quickly with me. I appreciated his candor — both good & not-so-good — about the property. He's quick to respond whether it be via text, email or phone.

Broker Will Tiao and his wife Diana are a wonderful Real Estate team! I'm a Real Estate investor and was relocating back to Los Angeles earlier this Spring after a decade and Will was able to get me a great deal in a very tough LA market. Will is extremely bright, professional, hard-working, adept, personable and FAST and has a great knack for negotiating and getting offers accepted (so important for buyers in this very competitive LA Market.) I had a fairly complex financing scenario, a very challenging schedule and considered MANY possibilities before landing on the right one. Will was very flexible and adaptable, able to keep up with it all and worked diligently to get me the right deal. I was dealing with him remotely a lot of the time – which was not a problem at all – Will often works with international buyers and he was fully equipped to do everything virtually which was an absolute lifesaver for me! I often buy fixers for renovation but was new to the area and Will has a great extended team of folks who can mobilize quickly to help with inspections, property evaluations, repairs, etc. which helped immensely in making decisions and speeding along what was already a very aggressive closing timeline. Every referral he made was excellent. The day after closing, the electrician was in the door! Will has a great network within Los Angeles and a wealth of Real Estate experience including property management, residential RE and what I consider to be his specialty: the ins and outs everything to do with investment properties. I have often made referrals to him for friends from legal questions, leasing and property management and everyone comments how great he is. Will and Diana currently manage a property for friends of mine and they are so pleased to know their place is in good hands! A couple expecting in three months, two teenagers and a grandpa needed just the right home, fast. With the sale of grandpa's house, the end of the couple's lease and the due date looming, I recommended one realtor from the dozens of top L.A. agents I know–actually a team with high ethics, knowledge of the market and the ability to close win-win deals, even in tough circumstances. Will Tiao, who heads the Tiao Properties team at the collective realty and teaches real estate for novices to advanced students, managed the project…for months. While touring homes, the family kept adding to the wish list. Ken Dennis never ran out of patience or hand sanitizer. Kyra Wasmundt made sure forms were completed properly by multiple parties, online. Diana Tiao and the girls even delivered lunch on moving day. Without the savings from the below-asking offer and credits they negotiated for us, the purchase and repairs might have been impossible. I'd recommend my family use the Tiao team again in a heartbeat, except for one thing. Ken got this family a forever home.



I interviewed so many realtors before finally deciding on Will and Ken to help me with my purchase of my first multi family property. I chose them because they seemed the most experienced in the space, and I liked that they also had a property management company in case I ever needed those services in the future. Ken was my main point of contact throughout the buying process and it was a great experience. My favorite parts about working with this team were: 1. They truly work in your best interest. Some other agents may push you to close on a deal purely because it will get them paid faster. Ken was absolutely not like that. He was not afraid to say "I don't recommend moving forward with this deal." He wanted to make sure you felt comfortable in your decision and felt good about moving forward. Even after we entered escrow, he made sure to check in with me that I am still feeling good about the transaction, and reiterated that we can cancel escrow if we needed to. We ended up cancelling escrow on a property where we found major issues, and Ken was very supportive throughout the whole process. 2. They really know their stuff. If you are looking for a team that knows all of the little nuances about buying multi family and property management in LA, this is the team for you. There were so many small details, like rent freezes, permits, inspections, etc. that I would have never known if not for this team. Even though I was working with Ken and Will on the real estate side, Diana on the property management side went out of her way to answer my questions about property management. They are some of the most knowledgeable people in the space, especially for the LA market. 3. They are well connected. The property I ended up purchasing was an off-market deal brought to me by their team. This helped because there was no competition for the offer, and it expedited a lot of the process. Especially in this competitive market, off market deals are where you can still find a lot of value, so you need a well-connected agent. This team is that and more. In addition, because of their property management business, they are very well connected to plumbers, handymen, contractors. inspectors, etc. I will definitely continue to lean on them as I manage my first property. The three points above were the highlights of my experience, but overall it was such a pleasant experience working with them. The cherry on top was they even sent me a gift basket and Lowe's gift card after I closed! Small detail, but was a great end cap to a long buying process. I'm very happy with my decision and will continue to work with them for future purchases.
